Developed by Proximity Green and Hartman Ely Investments, Pancratia Hall Lofts involved the conversion of a historic vacant school and dormitory building at the former Loretto Heights college campus in Denver into 74 units of affordable rental housing for families with incomes between 30 and 80 percent of the Area Median Income. Several historic elements of the building were preserved.

CHFA was proud to support Pancratia Hall Lofts by awarding $755,348 in federal 4 percent Housing Tax Credits in 2019 and $12.64M in Private Activity Bonds. CHFA also supported the development with a $7.8M permanent loan as well as a $600,000 loan and a $150,000 grant through the Capital Magnet Fund (CMF) program.
